Yolla helped us buy a house with everything we wanted in the right neighborhood and all for a fair price. She made sure that there were no delays and everything finished on time and correctly. When it was time to sell our old house, Yolla didn't rush us but helped us move at our pace and in the end we got a fair price. I worked with Yolla to buy my first home. It was certainly a very big step for me but working with Yolla made the process much easier and a lot less nerve wrecking.

Yolla quickly provided me with a wide range of listings to help me figure out what I wanted in my first dream home. Through our communication, she figured out what my taste was and eventually sent me those homes that only fit my criteria saving me time and effort in running around looking at houses.

Once I found a home I liked, Yolla really walked me through the process and was very helpful in answering the many  questions I had. She was there every step of the way; with her help the process went smoothly and thanks to her persistence there were no unexpected surprises. I am very pleased and glad I worked with Yolla, and certainly have recommended her to every friend I know who is considering buying a home. I am writing this letter to communicate what a fantastic REALTOR® Yolla Bsaibes is and why you should pick her as your realtor.  When my wife and I first met with Yolla, we only had basic specifications (price range, # of bed, bath, garage spaces, very general area) for the house we were wanting to buy.  Even with the detailed questions Yolla asked us concerning the house we wanted to find, it was still very hard for us to really communicate what we really exactly wanted or if we actually knew what we really wanted.   Yolla then took this information and put together a list of houses that we would see on this first day to help try narrow down exactly what we really wanted.  Well, she did a fabulous job of this because going from home to home we were able to really compare homes and state what we really wanted.  Originally, we were only going to be with Yolla for a three hour period.  However, this three hour period turned into a 13 hour marathon when we decided that one of the houses that we had looked at seemed to be “the house”.  However, before making a decision of this magnitude, we wanted to make sure that this was the house we wanted to make an offer on.  Yolla was more than willing to take us to other parts of the Austin area which we weren’t familiar with but had heard that there may be housing that may fit our needs.  Then, before deciding to make an offer, we had Yolla provide us all the sales information for houses that had sold in that area in the last 6 months to reinforce our view that the house that we liked was competitively priced.   Finally we made an offer and ended up coming to an agreement soon afterwards. 

From this point on until the closing, Yolla provided constant guidance and updates to make sure that we were kept abreast to everything that was going on.  Furthermore, I found it very pleasantly surprising that she was very easy to reach over the phone and if I ever did have to leave a message she would respond ASAP.  Also, her attention to detail was exceptional which helped ensure that we were well represented on our end and were able to close without any problems.   

 

 When it came time to sell our old house, Yolla provided exceptional guidance in this area as well.  She made some very good suggestions on how we could improve the marketability of the house as well as provided us with some a couple of  DVD’s (“Pricing Your Home to Sell” and “Dress Your House”).  With this help along with a list of comparable properties that she provided that had been sold in our area in the last 12 months, we were able to make sure that our house was both fairly priced and in perfect move-in condition. Through Yolla’s help, we were fortunate to get three offers on the first day with one of the offers being $2600 more than what we had listed it for!!!  Again, Yolla was there with us every step of the way to make sure that we were covered on everything prior to closing.

 

 On both the house we bought and the house we sold, there were some issues that came up on the other parties’ side which I characterize as the fault of the other parties’ REALTOR®.  For example, on the house we bought, apparently the seller wanted to keep the drapes and had communicated that to her realtor.  However, she neglected to put that information on the disclosure sheet.   When we moved in, we noticed the drapes were missing.  At this point, although we haven’t gotten the drapes back yet, the seller and the seller’s agent have acknowledged that they owe the drapes and will get them back to us as soon as the seller gets her boxes from storage.  Although Yolla already had received her commission, she has still been on top of this situation and gives me updates as necessary.  On the house that we sold, we were surprised that the buyer’s agent did not request neither a home warranty agreement nor an option period.  Yolla would have never allowed us to enter into such an agreement on those type of terms. 

 

 Through this whole journey, her level of integrity has been impeccable when it came to giving us advise on items that could have had a negative impact on her commission (i.e. she encouraged us to ask for certain items to be repaired when, from my experience, most other REALTORS® would have not encouraged us to do so). Therefore, as you can see by our experience, Yolla Bsaibes has been a great REALTOR® for us to work with from both the buy and sell perspectives and we feel that the level of excellent service that she provided us is no different than what she provides to others.  If you have any questions concerning my experiences with Yolla, please feel free to contact us.

Mrs.Calhoun listed her condominium with me on December 16,2003. We got the first offer on Dec.23 and we closed on January 16, 2004.

 

 Here is the letter Ms.Calhoun sent to my Team Leader Linda Bartlett:

Dear Ms Bartlett:

In July, 2003, I had a for sale sign (by owner) in front of my unit. A Keller Williams agent approached me and asked my asking price. I told him $94,900. He told me I was way too low. In August, I listed my unit with this agent. He set the price, without any consultation from me, at $113,000. We had not one nibble despite a lot of traffic in the complex regarding other units. After a couple of weeks, I asked him to drop the price to $103,000. Several agents/buyers came through. They commented favorably, but I got the feeling that this was not a $103,000 unit. When I asked my agent what he thought I needed to ask to realistically sell the unit, he said $94,000. Consequently, a few weeks later I terminated the contract.

At a church event I learned that Yolla Bsaibes had just received her real estate license. We talked, she visited my unit, and we discussed a contract. Several weeks went by when one morning in December I felt compelled to call Yolla. I asked her to bring me a contract to sign. She did that morning and asked (not told me) what I wanted to sell the unit for. We discussed and set the price at $94,900. Two weeks later, we had an offer, and today we closed.

 From the initial meeting with the contract through closing, Yolla never missed a beat. She did her homework on condominiums, negotiated very successfully on my behalf, and paid a great deal of attention to detail. She provided me helpful information regarding the sale of the unit and what needed to be done once the offer was accpted. I work as a paralegal for the Texas Attorney General. My job also requires that I pay a lot of attention to detail, so Yolla's perseverance was appreciated. She is certainly to be commended on how she handled this listing.

Because of her professionalism, I have already recommended her to several people who are thinking of either purchasing or selling a home.
